Quick-Start Guide

Modified on Sun, 05 Mar 2023 at 10:54 AM

Thank you for registering with DwellingCost.com. We are hopeful that you will find this tool useful in your day-to-day practice. Below we have included some helpful information to help make your experience as meaningful as possible. Please refer to the short Quick Start Guide below to help generate your first report. A copy of this information has just been sent to your registration email address.

During the trial period, please feel free to generate as many reports as you like. You can experiment with different quality levels and see how they impact the result - It costs you nothing! Forgot an item (such as a detached garage), click "modify search" after generating the report to add later. Adjust the quality level the same way in case you forgot to consider upgrades or other quality factors the first time around.

We pride ourselves on the speed and simplicity of the process; however, there is one quick word of caution: If you have ever heard the term "garbage in - garbage out" - you will understand why the accuracy of your Quality Level Rating is KEY to the accuracy of your Replacement Cost Report. Please familiarize yourself with the Quality Level Ratings when completing your first few searches. This tool relies heavily on your expertise in evaluating dwelling quality to ensure accuracy.

Also, please note that you may add incremental adjustments between the ratings by using .1 through .9 (e.g., 5.4 instead of just rounding to a 5 or a 6).

Quick Start Guide

1. Review the information on this page and click "Log In" at the bottom.

2. Complete all fields on the initial search page - Review the Quality Level Ratings/Images Until They Are Familiar

3. Add Components & Click Submit/Update
Adding components takes seconds. If applicable, add items such as a garage, basement, etc. Once you’ve finished adding any additional components, click "Submit" or “Update,” and your report will be generated. If you receive a "Search Again" message, click the "Search Again" link and verify/re-enter the information. As the DwellingCost.com database is very comprehensive, it is likely that some information was incorrect or entered incorrectly.

4. Add Detail to your report
This step is optional! On the report page, select the "Annotate Report" option to customize the report with comments and support for your quality rating.

5. Print or Save Report

Use the "Print" button to print, save as PDF file or email the report. Click "Rate this Estimate" to provide feedback that helps to monitor the process and maximize accuracy.

Why is DwellingCost.com so quick and easy to use?

The competition has you jumping through hoops, counting corners, counting plumbing rough-ins, and attempting to calculate physical depreciation for Replacement Cost New. Our system allows you, the industry professional, to quickly and easily estimate the cost of a “replacement” rather than a "replica" of an existing structure. Like many industry professionals, we felt that other quality rating systems are too restrictive and that there are many levels of quality that fall between each numerical rating. Our tool allows the user to make adjustments for things like an average-quality tract house that has been remodeled with good-quality components and so on. By allowing you to choose incremental layers between each quality level, you can fine-tune the quality rating based on your observations and expertise.

All of our pricing packages feature unlimited searches and reports for an individual user, and we offer a 100% customer satisfaction guarantee.
